A client of mine who was considering selling his home recently asked me to provide some sales and pricing statistics for zip code 30068, located in Marietta Georgia. The family was glad to see that Marietta Georgia real estate trends were improving and thought it was a great time to list their home for sale. In 2011, there were 377 sales with an average list price of $398,854 and an average sales price of $377,300, a sales price to list price ratio of 95%, a sales price to original list price ratio (taking into account price reductions) of 91% and an average days on market of 130. We would consider this a pretty slow moving market.
In 2012, there was an increase in the number of sales to 423 properties. The average list and sales prices remained relatively stable and the average days on market decreased by 5.
In 2013, the market was making a come back. Interest rates remained at historically low numbers and a short supply of housing led to marked increases in pricing and a strong sellers market. There were 433 sales with an average list price of $420,894 and an average sales price of $406,390. The sales price to list price ratio increased to 97% and the sales price to original list price ratio increased to 95%. Days on market were cut in half to 60. All price ranges, including higher end homes, exhibited strong sales performances.
