In a nutshell, a short sale (as your lender views it) occurs when you sell your home for less than what is owed. Therefore, the lender comes up short of what is actually owed to them. That’s pretty much what a short sale is! 

Now, you can’t just put your home on the market, sell it for an arbitrary price, and expect the lender to accept whatever proceeds you decide to furnish them with. A short sale needs to be proposed to and accepted by your lender, before it can be consummatedThe short sale process can be quite involved and usually involves a real estate agent that is skilled and experienced with short sales.
