For a brief explanation of what is a short sale, turn your volume up and view the above minute and a half informative video about short sales.

In a nutshell, a short sale (as your lender views it) occurs when you sell your home for less than what is owed. Therefore, the lender comes up short of what is actually owed to them. That’s pretty much what a short sale is!

Now, you can’t just put your home on the market, sell it for an arbitrary price, and expect the lender to accept whatever proceeds you decide to furnish them with. A short sale needs to be proposed to and accepted by your lender, before it can be consummatedThe short sale process can be quite involved and usually involves a real estate agent that is skilled and experienced with short sales. Craig Levine, a top producing realtor for almost twenty years, is a Certified Distressed Property Expert (CDPE) and a Short Sale and Foreclosure Resource (SFR) and will spearhead your short sale quest.

It used to be like pulling teeth, however, in the past year or so, short sales have become easier to close, mainly because lenders see it as a viable and more lucrative alternative to foreclosing on a property. In addition, it can help the lender by not adding another “non-performing asset” to the already large inventory of homes they are managing, which, by the way, substantially limits the lender’s ability to make new loans.

Recent legislation has also contributed to making the whole process a bit more uniform and expedient. Lenders have been incentivized to conduct short sales and some are even experimenting with providing LARGE incentives, in turn, for homeowners to conduct short sales as opposed to letting the property foreclose! Most homeowners are receiving a couple thousand dollars to complete a short sale but some have received as much as $20,000 to $25,000 !

Now, we can’t promise that is what you’ll receive, should you decide to conduct a short sale. What we can promise you, though, is that you will have one of the best realtors in the business, Craig Levine, and his staff, working on your behalf, to provide you with your key to a new beginning. Read on about what a short sale entails and how short sales might help or hurt some of the goals you wish to accomplish in the future.
